Movers in Pearland, TX: Local and Long-Distance Moving

Pearland Movers

Pearland went from 37,640 residents in 2000 to 91,252 in 2010, a 142% jump, and reached 125,828 at the 2020 census. Most of the city is in Brazoria County, with pieces in Harris and Fort Bend, and SH 288 carries much of that growth north to the Texas Medical Center and downtown Houston. Friendswood, its neighbor to the southeast, began in 1895 as a Quaker colony, and it is the only permanent town in Texas that started that way. Condor Moving Systems is a woman-owned mover with a Houston location, and since 2003 we have used only our own trucks and our own employees. We handle moves within Pearland and Friendswood, between the south side and the rest of Houston, and long-distance moves to other Texas cities and other states.

Punctual, good and professional. Condor Moving System is my go-to moving guys now. Fairly priced for the level of professional moving service they provide to their customers. They were very good in communication to me and among themselves. I have had many bad experiences with multiple movers before it. Condor is the first ever company that I found nobody to complain about, which is maybe a pretty rare thing to say about relocators.

Movers did a great moving job even though it was a not smooth and it's a very long job. Best value for the money we spend. They stayed professional and were kind throughout the move process. They recognized my items and if I needed to change the things, they did it for me rapidly. Very friendly teamwork. Will surly use them again!

Pearland movers: hourly rates for local moves

Two movers and a truck start at $175 an hour for a local move in Pearland. Every local move has a four-hour minimum: three hours of labor plus a one-hour trip charge. Before move day you get a binding estimate with the crew size, the truck and the total. The foreman reviews the inventory with you when the crew arrives, and if anything has been added, you sign a revised estimate before we start loading. For south-side homes, the main factors are the size of the house, stairs, and how close the truck can park to the garage or front door.

Shadow Creek Ranch, Silverlake and the planned communities

Pearland is mostly residential, and much of it is master-planned:

  • West of SH 288. Shadow Creek Ranch is one of the biggest, with newer homes and HOA rules about trucks and parking.
  • Central Pearland. Southdown, Sunrise Lakes, Southern Trails and Lakes of Highland Glen are established communities with their own associations.
  • Just outside the city. Silverlake and Country Place are unincorporated, so the county and the utility district may be different from what you would expect for a Pearland address.

Parts of Pearland are in Pearland ISD and others in Alvin ISD, so check the district as well as the HOA before you commit to an address. Send us any HOA rules on moving trucks a few days ahead.

Friendswood moves

Friendswood stayed a small Quaker farming town known for Magnolia figs until after 1950, when Houston families started moving in. The 2020 census counted 41,213 residents. Clear Creek divides the city: homes south of the creek are in Galveston County and Friendswood ISD, and homes north of it are in Harris County and Clear Creek ISD. Many families here work at NASA's Johnson Space Center or in the Clear Lake area, and Baybrook Mall is just to the east. After Hurricane Harvey in 2017 and earlier storms, more homes here were built up off the ground, so some have taller entry steps that we plan for.

Moving during hurricane season

Pearland and Friendswood are close enough to the Gulf that a storm forecast can change a move date. Hurricane Beryl in 2024 is a recent reminder. If you are moving between June and November:

  1. Keep some flexibility. Ask about a second-choice date when you book.
  2. Plan for storage. If a closing or a lease start is delayed by weather, we can store your shipment at our Fort Worth or Houston location; storage is billed monthly.
  3. Protect what matters most. Keep documents, medicine and electronics with you, not on the truck.

Packing, crating and office moves

Every move includes pads and wrapping for furniture, plus taking apart and reassembling beds, tables and other bolted pieces. We don't take apart particleboard furniture. Packing is an add-on priced separately, and we build custom crates for glass, marble and art. We move offices on evenings and weekends for an extra charge, and we tell you that charge when you book. Details are on our packing and crating, moving and storage and office movers pages. If an employer is paying for the move, we bill employers and relocation management companies directly; see our corporate relocation page.

Long-distance moves from Pearland

Condor is a carrier with its own interstate authority, not a broker. The crew that loads in Pearland is the crew that delivers.

  • How it's priced. Out-of-state moves go by the volume of your shipment and start at $1,200, on a binding estimate.
  • Within Texas. Moves to Austin, San Antonio or Dallas–Fort Worth are billed by the hour.
  • When it arrives. Interstate shipments come within a delivery window. Storage in transit fills any gap.
  • Where people go. Common routes from the south side include Florida, Mississippi, Tennessee and Arkansas. See every route on our long-distance movers page.

Each interstate estimate includes the federal booklet Your Rights and Responsibilities When You Move.

Licensing and valuation

Condor operates under USDOT 1126171, MC-458180 and TxDMV 006041428C. Released value protection is included at no charge and pays 60 cents per pound per article. Full value protection is available through Baker International. The FMCSA's Protect Your Move site lists what to check before hiring any mover. Our office is open Monday through Friday, 8:30 AM to 5:30 PM CT.
